The Meridian real estate market is part of a 2,600-acre subdivision in Southwest Austin at the intersection of SH-45 and FM-1826, adjacent to the Grey Rock Golf Course and southwest of Circle C West. It is a relatively new planned community, with the first homes built in late 2005. Meridian is considered a sister community to popular Circle C Ranch, and in fact many Meridian homeowners have come from Circle C. Meridian homes for sale are close to the expansive Circle C Metropolitan Park, as well as Dick Nichols Park, the Ladybird Johnson Wildflower Center and the Veloway. Commuting from Meridian homes is fairly convenient. Downtown is only 15 miles north on MoPac and should take you 20-25 minutes to travel during non-peak time and 30-35 minutes with traffic.
Meridian Properties
The Meridian subdivision currently has five sections. The most recent fifth section is where you'll find one-acre estate home-sites. Drive down Meridian Park Boulevard to Wisteria Valley Drive, and to the right is a section of 55’ lots, bordered by Meridian Park Blvd and Espina Drive. Take a right on Espina Drive, past the school to Pratolina Drive, and you are in the 100’ estate lot section.
On the left side of Meridian Park Blvd at Wisteria Valley Drive is a section with 70’ home sites. Farther down Meridian Park Blvd is Mitra Drive, which is the entrance to the 75’ and 80’ section.
Meridian homes in the front of the neighborhood have 55’ lots and 70’ lots, and range in price from $300k to mid-$400k. There is also a large section of 75’ and 80’ lots, where prices range from mid-$400k to $550k+. The fourth section offers 100’ lots, some with views of Bear Creek Lake. Prices for these estate homes are $600-$750k, and many lots are still available for sale, just bring your builder.
Amenities Near Meridian Homes
Meridian has a community park, pavilion and gated community pool, as well as 450 acres of open and green space. Bear Creek Lake sits adjacent to the elementary school, and the Home Owners Association has formed a committee to look at making the open space more accessible to residents by building a trail system.
Meridian homes are along one of the most used bike routes in Austin, the section of SH-45 and Loop-1 (S Mopac Expressway) that runs from LaCrosse Ave to FM 1826. Cyclists and triathletes do time trials on this route much of the year, and the area is a gateway to many great bike routes around Southwest Austin.
Nearly any kind of shopping is available within a 10-mile radius of Meridian homes for sale. Escarpment Village, just 4 miles away, is anchored by a 93,000-square-foot HEB Store, but includes nearly 40 businesses, including boutiques, restaurants, dry cleaners, banks, health and dental services. Another 3 miles down the road is Costco, Target, Walmart, Randalls, and an upcoming Whole Foods.
Meridian real estate is a mere 10-minute drive from the famous Salt Lick BBQ restaurant in Driftwood. Head toward Downtown, and you are 5 minutes from Escarpment Village, which boasts many choices. Another 5 minutes toward town and you are at William Cannon and Mopac, which boasts everything from Kerby Lane Cafe and Torchy’s Tacos to Sushi and fine dining.
Meridian is home to Austin ISD’s elementary school, Baldwin Elementary. It opened in Fall 2010. The developers of Meridian donated the land to the Austin ISD for the school. The school is at the center of the neighborhood, and across the street is the community pool, pavilion and park.
