Prepare Your Home for Sale
Give your home a thorough cleaning, remove all unnecessary and personal items. You want to create a neutral, clutter-free environment that your potential buyers could imagine living in. If the home is in need of repairs, fix them right away so they don't become a deterrent.
Don't Forget the Outside
Treat your yard and entryway as you would the interior of your home. Keeping these areas immaculate as well will add lots of curb appeal and make a great first impression on your buyers.
Stash Your Valuables
Theft can happen during open houses. Be a savvy seller and store your valuables in a secure spot. Don't forget to empty out your medicine cabinet of prescription medication as it is one of the most common areas where items are stolen.
Promote Online and Offline
Having an immaculate home will not make a difference if no one knows about your open house. Advertise your open house online on Craigslist and online sites such as Zillow, Realtor.com and on social media sites like Facebook. Follow up with a traditional open house sign a week before the planned date.
Show Off Your Storage Space
Having lots of storage is a major selling point for homes. Clean out your linen closets, cabinets, and walk-in closets and showcase that storage potential. If these spaces are cluttered, it can give buyers the impression that there isn't adequate storage space in your home.
Invite the Neighbors: Enlist the help of your neighbors by inviting them to your open house. If they know any friends that are looking, there's no better recruiter. Neighbors are an often untapped resource which can result in a sale if you make the most of it.

Homeowners have no business attending their own open house. If you're standing in the wings, your potential buyers will fell uncomfortable. If you have any pets, take them with you as well. Nothing turns off a buyer like pet odors.
