The San Antonio metro continued its sizzling year-on-year growth, beating last year’s metrics in virtually every category.


With cities across the country affected by the COVID pandemic, home sales in San Antonio grew 16 on average while total sales increased by a whopping 32—compared to “just” 7 year-on-year growth last month.


“The significant growth in sales, compared to last year, shows the housing sector as a possible factor to move the economy forward,” said Kim Bragman, SABOR's 2020 Chairman of the Board. &quot;We are hopeful to see a positive growth of sales for the remainder of the year.&quot;


Even more amazingly, Bexar county total homes sales are screaming past other major Texas counties. 


Bexar clocked in at a blistering 8.2 year on year growth, in comparison to more pedestrian year-over-year increases of 1.4 percent in Harris County, and 1.2 percent in Dallas County.

Now that you’ve impressed home shoppers with your home’s fresh exterior, drive the sale home with a spectacular interior. Here’s how to present families in the San Antonio real estate market with the house they want to buy.


5) Enhance the lighting


After improving curbside appeal, illuminate the interior of your home. Families love stepping into a house with strong lighting. Take down curtains, trim bushes that block the sun from coming through your windows, clean your windows, add lamps, and replace bad or low-emitting bulbs. Brighten your home so it can brighten your day when it sells


6) Bring out the paint


Exterior paint may be optional, but interior paint is a must. Painting is a relatively simple task that completely transforms the inside of your home. Pick a neutral color. Make sure to tape off frames, carpet, and ceilings – we’re never quite as good with a brush as we hope to be.

While every room should be given attention, not every room is worth writing big checks to transform. Bathrooms, for example, historically have a lower return on investment than the kitchen, which tends to increase the selling cost of a home.


Clean and restore your bathrooms on your own with a small budget, but don’t put the large dollars into giving your bathrooms a full renovation. Prioritize that cash so that it comes back to you when your home sells.


10) Add a pleasant scent


A few scented candles can provide a pleasant fragrance to prospective home-buyers. For whatever reason, it seems that many people remember smells more distinctly than they remember experiences taken in through their other senses.

Kinematic Brewing Co. is a bit further outside town but is well worth the drive to sample the great beers that are brewed on-site. Cibolo Creek Brewing is on Main Street, featuring farm to table food--including wings and juicy burgers--as well as beer brewed on-site and outside seating. Be sure to try an amber, blonde, or IPA.


5. Festivals &amp; Events Downtown


Every Father’s Day weekend, Boerne Berges Fest takes place celebrating the town’s German roots. Come on out for events including a root beer drinking contest, dachshund races, parades, German folk music performances, egg toss, wheelbarrow races,and the Miss Berges Fest Pageant. On the heels of another record-setting year for real estate sales in 2018, San Antonio looks poised for continued – if slowing – expansion due to job growth and affordable home options.


Let’s run down what the experts are forecasting for the Alamo City as we approach 2020:


San Antonio Express News: &quot;Not Enough SALT In High-Value Markets – Homeowners in high-dollar, high-tax markets will feel the effects of the late 2017 tax bill that limits deductions on state and local taxes (SALT) to $10,000 – a number easy to surpass in property taxes in some markets. Buyers in high-end markets may face regrets when tax time arrives.&quot;


San Antonio Board of Realtors [via CultureMap.com]: &quot;Though the numbers are climbing, SABOR says this shouldn't dissuade newbie buyers from jumping into the real estate market. Despite the upward mobility, San Antonio is still among the most affordable markets in Texas.


&quot;That affordability combined with job growth across many industries like tech, medical, and military make this a desirable place to buy and sell property,” said SABOR president Gilbert S. Gonzalez.&quot;


Realtor.com: &quot;Millennials will continue to make up the largest segment of buyers next year, accounting for 45 percent of mortgages, compared to 17 percent of Boomers, and 37 percent of Gen Xers. While first-time buyers will struggle next year, older millennial move-up buyers will have more options in the mid-to upper-tier price point and will make up the majority of millennials who close in 2019. Looking forward, 2020 is expected to be the peak millennial home buying year with the largest cohort of millennials turning 30 years old. Millennials are also likely to make up the largest share of home buyers for the next decade as their housing needs adjust over time.&quot;


Freddie Mac [via TheMortgageReports.com]: &quot;When Freddie Mac published its latest mortgage rate forecast on May 15, it contained good news for homeowners and homebuyers alike. Because it revealed that its team of specialist economists is optimistic. It reckons mortgage rates will probably rise only a little between now and the end of 2020.


&quot;For a 30-year, fixed-rate mortgage (FRM), it expects them to average 4.3 percent through this year. And, as an annual average, to inch up to just 4.5 percent in 2020. That’s way down on many older forecasts.&quot;


That summarizes what the big names in real estate are seeing in their crystal ball, as we close out the year and look forward to 2020.


While growth may be slowing a bit, looking at these predictions gives a number of reasons for continued optimism and confidence in the San Antonio market.
