September San Antonio Market Stats: Blistering Bexar

The San Antonio metro continued its sizzling year-on-year growth, beating last year’s metrics in virtually every category.

With cities across the country affected by the COVID pandemic, home sales in San Antonio grew 16 on average while total sales increased by a whopping 32—compared to “just” 7 year-on-year growth last month.

“The significant growth in sales, compared to last year, shows the housing sector as a possible factor to move the economy forward,” said Kim Bragman, SABOR's 2020 Chairman of the Board. "We are hopeful to see a positive growth of sales for the remainder of the year."

Even more amazingly, Bexar county total homes sales are screaming past other major Texas counties.

Bexar clocked in at a blistering 8.2 year on year growth, in comparison to more pedestrian year-over-year increases of 1.4 percent in Harris County, and 1.2 percent in Dallas County.

Showing continued strength, the San Antonio currently market holds just 2.3 months worth of housing inventory with an average time on market of only 53 days: Nearly twice as good as the rule-of-thumb national averages. To learn more, please contact JBGoodwin REALTORS® San Antonio today at 210-787-3759

The 6 Most Affordable San Antonio Neighborhoods for First-Time Homebuyers in 2020

Every time we walk a first-time homebuyer through the process of finding and purchasing a new home, it’s cause for celebration.

At JB Goodwin, we recognize purchasing a home is a big commitment — and a very exciting decision. There are so many factors to consider including location, number of bedrooms, style of home, price range, amenities, forecasted rates of appreciation, property taxes, and more.

If San Antonio is your choice for a first home, expect to enjoy a blend of affordable city-living with a deep Texas pride connected to one of its most popular locations. Alamo City is definitely up-and-coming, with new restaurants and developments being added every day.

First-time homebuyers in San Antonio have a lot to think about. The property should satisfy several key criteria that aligns with their lifestyle. Homebuyers should ask questions like:

Is it a good investment?

Does it offer ample room for starting a family?

Will it make it easy to enjoy a lifestyle you love?

Homebuyers should also consider commute times as well as traffic levels. Fortunately, San Antonio has less traffic compared to cities of comparable size.

Whatever you’re looking for in a new home, you may consider some of these San Antonio neighborhoods and surrounding areas for affordability, access to highways, and a community where you can build a family:

Is San Antonio the New Up-And-Coming Tech City?

Austin and San Antonio are only an hour apart from each other, but they seem worlds away.

Over the past several years, Austin has gained a reputation of being the new Silicon Valley for its thriving tech opportunities.

Tech workers have been flocking to the city from across the nation for its top-rated career industry.

And while Austin has taken the spotlight, San Antonio has been in the shadows.

But all of this has changed.

On January 9th, real estate website, Zillow, released an updated list of the top 10 up-and-coming tech markets in the country.

San Antonio ranked 6th, while the long reigning city of Austin ranked 8th.

For many, it comes as no surprise that San Antonio is near the top of the list

Here’s what makes San Antonio one of the top up-and-coming tech cities:

Thriving Tech Industry

Over the past several years, San Antonio’s tech industry has skyrocketed.

Not only has the city welcomed major companies, such as Kintech Cloud, Juern Technology, and ASAP Computer Services, it’s also been a breeding ground for local startups.

Small companies and businesses, like Blue Duck Scooters, Wytec International, and Plus One Robotics, have been making their mark on the tech industry by breaking unmarked territory.

One of the reasons why so many tech workers choose San Antonio as their startup city is because it boasts more skilled workers for each tech job than in Austin. This gives growing companies in San Antonio an advantage to grow quickly and effectively.

Low Cost of Living

When deciding where to live, many Americans factor the cost of living into their decision. And this is why so many tech workers are choosing to live and work in San Antonio.

All things considered, San Anotonio has a low cost of living.

For real estate, the average home value is 60 lower than Austin’s at $185,000. This makes owning a home more than just a dream, but a reality for many.

Relatively speaking, your dollar can go a lot further in San Antonio then it can in Austin. Because of Austin’s booming economy, nearly everything, including real estate, has risen in price.

San Anotonio has yet to see price increases like Austin, making it a popular place for tech workers.

Are you relocating to Texas? Let us help Our website has a host of resources and our local agents are always happy to help with all your real estate needs

Fantastic Real Estate Market

As mentioned above, the average home price in San Antonio is $185,000, which is quite reasonable for the everyday homebuyer. But price isn’t the only thing that makes San Antonio’s real estate market so fantastic.

Another reason is that there is a ton of variety.

You can find just about anything you can dream of in the San Antonio real estate market—from attractive single-family homes, to trendy townhomes, to luxury estates.

And the best part is that you have your pick out of all the amazing communities in and around the city.

Whether you want to live in a suburban town or directly in the city, you’ll be able to find an awesome home that’s right for you.

What attracts so many tech workers to the San Antonio real estate market is that it’s common for homebuyers to find places that are close to their work. This means that the average commute time is well below what you see in Austin.

Vibrant Arts and Culture Scene

San Antonio has so much to offer in terms of arts and culture.

There are countless museums and galleries throughout the city, as well as event and music venues. No matter the time of year, there’s guaranteed to be something great happening in the arts scene.

And all of this is not to mention the city’s infamous Riverwalk where you can find top-rated restaurants, bars, and boutiques.

The Riverwalk alone attracts tons of visitors every single year.

When you visit San Antonio, it’s easy to see why so many people choose to live here. And the arts and culture scene is a major influence on that.

There are so many reasons why San Antonio is the new up-and-coming tech city. If you’re a tech worker looking to relocate to the Alamo City, then contact JB Goodwin today Their relocation team will help you with everything you could possibly need to make your move as seamless as possible.

The Definitive Guide To The San Antonio Riverwalk

Long recognized as one of San Antonio’s main charms, the Riverwalk has beckoned tourists and locals alike. If you want to have a night out on the town in San Antonio, the Riverwalk is the place to go.

The Riverwalk is comprised of over 15 miles of cobblestone walkways and arched bridges, as well as restaurants, bars, and hotels. As you walk along the San Antonio river at dusk, skyscrapers and hotels soar overhead. You can see their reflections in the water below you.

It's undeniable that the Riverwalk is one of the best ways to experience San Antonio's beauty. So you can make the most out of your experience, here's the definitive guide to most well-visited attraction in the city:

Getting Around the Riverwalk

Food and Entertainment

Touring the San Antonio Missions

Getting Around The Riverwalk

There are many ways you can navigate the riverwalk, though one of the best things to do is to take a boat along the river

As of Oct. 1st, 2017, Go Rio San Antonio River Cruises is the main tour boat company in SA. This is a reasonably affordable way to see a lot and learn more about the San Antonio River.

If you plan on walking, many parts of the Riverwalk are wheelchair-friendly. Use this ADA accessibility map to check out the best places to go.

Although the Riverwalk is easy to navigate, the 15 miles of possibility mean that you should read about the must-see spots along this historic walkway. There are so many different experiences that you can have—so don’t limit your time at the Riverwalk to one crowded stretch of the river

Best Food and Entertainment on the Riverwalk:

The Riverwalk is where you can find some of San Antonio's best food and entertainment. Here's a breakdown of all the best spots along the way:

The Pearl

Beginning south of Brackenridge Park, The Pearl is quite possibly San Antonio’s most beautiful development that has been built in the past couple years. Located in the old Pearl Brewery space, The Pearl now features several delicious restaurants, coffee shops, bookstores, and wine bars.

Other notable features of this converted brewery space are the homemade pop tarts at Bakery Lorraine, the Farmer’s Market that pops up every weekend, and a cold craft beer and fine southern cooking at Southerleigh Fine Food & Brewery.

West of the Grotto

A few blocks down from The Pearl, just west of The Grotto, The San Antonio Museum of Art is a must-see with amazing galleries and events that rotate quarterly. Art lovers will not be disappointed.

For a more tame Riverwalk experience, check out Ocho at the Hotel Havana for delicious mojitos and pan-Latin eats. This is a top spot for a classy date night.

A popular upscale American restaurant along the Riverwalk is Restaurant Gwendolyn. You’ll want to plan ahead for this laid-back experience, but the great service makes up for the slow pace. When speedy service is a must, grab a bowl of ramen or a plate of sushi at Kimura, which is conveniently located behind Restaurant Gwendolyn.

Between San Fernando Cathedral & Market Street

The most famous stretch of the Riverwalk is the loop between San Fernando Cathedral & Market Street adjacent to the Alamo. Find the tourist’s dream lineup: Joe’s Crab Shack, Boudro’s, Dave & Buster’s, and Fogo de Chão Brazilian Steakhouse. You can get just about any type of cuisine along this stretch, from Italian to Japanese. Note that this area is typically very crowded, particularly at night during the weekend.

For Tex-Mex, consider Casa Rio or the Iron Cactus Mexican Restaurant.

For drinks, check out Durty Nelly’s Irish Pub if you like joining in on a rowdy crowd, throwing peanut shells on the ground, and eating Irish-inspired food. Lastly, for lunch you might try some affordable and easy German food at Schilo’s. Situated in a 19th century building, the old-world charm of Schilo’s is sure to win you over.

South of the River

Moving several blocks south along the river, you’ll find the scenic Blue Star Arts Complex. Get a cold one at Blue Star Brewing Company or a cocktail and s’mores at Halcyon. For farm-to-table pizzas and cold beers, try Stella’s Public House. If it’s sushi you want, check out Sukeban.

How to Tour the San Antonio Missions

In the early 1700s, Franciscans set up several distinct missions along the San Antonio River. It would be remiss to write about the restaurants and attractions along the river and not mention the trails from mission to mission along the river.

Moving south along the riverwalk, you will find The San Antonio Missions National Park. This park is now also recognized as a World Heritage Site by UNESCO. You can use this map to bike the missions, or navigate your way along over 20 miles of historical exploration.

We highly recommend you bike or drive your way from mission to mission to learn about the history of this southwestern city. Follow the map to view each mission:1. The Alamo2. Mission Concepción3. Mission San José4. Mission San Juan + Espada Aqueduct5. Mission Espada

San Antonio is full of vibrant color, delicious food, and amazing people. Thinking about moving to this beautiful southwestern town? Let a JB Goodwin agent help you find a home in San Antonio. Contact us and view our listings today

5 Simple Ways to Prepare Your Texas Home for A Healthy and Happy New Year [2020 Edition]

Search Home Tips To Help With Your 2019 Resolution

1. Eating Healthily

2. Spending Time With Family

3. Saving Money

4. Stop Procrastinating

5. Keeping Organized

The fireworks have burst into the sky to welcome the New Year, and the Christmas decorations are coming down. Most of us are returning to work after vacation.

As you return home from holiday travels or finish the last of that leftover turkey, it’s time to mull over what you hope to create in 2020. As a Texan, your dreams can be as large as the state itself.

New Year’s resolutions are easiest to fulfill when your home fosters an environment that pushes you toward those goals. Here are some ways to prepare your home for making the most of 2020:

1. Robust kitchen = healthy family

Healthy eating begins in your home kitchen. As you prepare to live more intentionally in the new year, giving yourself real energy through healthy meals and snacks will be the fuel to knock all those big resolutions out of the park

Organize your kitchen with convenience in mind. Remember that when you are hungry, it’s easiest to forgo preparing a meal and go with cheaper, less healthy eating options. Instead of hiding pots and pans under one another in hard to reach areas, make your cookery more accessible. You want the process of preparing a meal or a healthy snack to be the easiest solution when hunger growls.

As far as healthy snacks are concerned, set aside a bowl in your kitchen or dining area where fruit is always fresh and on display. Peel an orange instead of digging through the pantry. Keep almonds and cheese sticks readily available.

When shopping at the supermarket, try to avoid the center aisles. If you stay around the edges of the supermarket, you’ll load up in the healthy areas—produce, meats, dairy—and miss out on all the boxes and bags of processed food at the center of the store. The goal is to always keep your Texas home stocked with healthy eating options.

2. Mindful living room

A television does not have to be the focal point of your living room. In fact, lining your walls with books and pictures can lead to more meaningful conversations, connections, and opportunities to reminisce and read.

Books are conversation starters. Put your favorites on proud display. As far as the television is concerned, mount it in a room where you must be intentional about watching a show or film. If televisions are the central point of your main living room, it’s easy to fall into habits of watching too much. Make watching television an intentional experience, not a passive one.

Consider the goals of your living room. Do you host parties? Face couches toward one another to emphasize conversation. Do you love to read? Put a bright reading light beside your most comfortable chair.

When it comes to travel, make sure you are in the pictures that you take. Sites are beautiful, but it’s the memories and the people that make those times special. As you decorate your home with pictures, make sure your walls contain the many smiling faces of those you love.

Make your living room your own by designing it with your priorities in mind.

3. Save money

Preparing your home for the new year can mean finding ways to save money at home. The holidays have a tendency of running many of our bank accounts dry with gift and travel purchases. Here are some ways to set up your Texas home to make you more money-conscious and a better saver in 2020:

Maintain shopping lists: Whether it is on your fridge, calendar, or phone, make it easy to fill out. Maintaining a shopping list ensures that you don’t take trips to the store while forgetting to purchase some of your depleted essentials. This can also help you eat out less insofar as it gives more organization and options to your home pantry.

Drink more water: This is in the same vein as maintaining a robust kitchen. Instead of spending money on sodas at the grocery store or when you are out to eat, stick to the beverage that hydrates you AND saves you money.

Spend time to save money: Solving problems around your home shouldn’t always demand a checkbook or credit card. Do it yourself One of the many benefits of living in the time of YouTube and blogs is our easy-access to information. Much of that information is laid out in simple how-to fashion to help homeowners save time, money, and energy on tasks that used to more challenging to find.

Browse thrift stores before making big purchases: You never know where you’ll find a lightly used couch or kitchen table, but the discovery can save you thousands of dollars. Turn furnishing your home into an adventure. Don’t rush yourself—wait for the deals that are too good to turn down.

While you’re at it, why not improve your credit score in 2019?

4. Set up your home workspace for maximum productivity

2019 will be a productive year. That dream you’ve been trying to achieve, that goal you’ve been thrilled to check off your to-do list—it all gets done one little step at a time. The best way to stay focused is to set up a home workspace where it is easy to focus and complete everything you need to get done.

A productive home office requires privacy. If you can, position your office in an area of the house where you won’t be distracted by other people or events going on throughout the home. Distinguishing your workspace also can help you develop a comfortable work-life balance.Maximize your home office space with the technology and information you need to get work done. Make your calendar easy to read and update. Store important documents near your workspace so you do not have to leave the room every time bills or taxes need to be paid.

5. Design with utility and safety in mind

Technology is evolving faster than ever. That means home tech is more available than ever to provide safety and utility to your Texas home. Invest in the devices you know will be best for your house. If greater security is your priority, consider installing a camera that offers surveillance straight to your smartphone

There’s some technology that seems exciting but doesn’t necessarily bring much help to your home. Instead of wasting money, think critically about how much utility any new technology will have in your home. For some families, purchasing a Roomba to vacuum certain rooms is an awesome time-saver, and to others, a technology that’s seldom used.

The Comprehensive Checklist for Quickly Selling Your San Antonio Home

In a hurry to sell your San Antonio property? Most families know that conducting a few renovations is optimal for selling a home quickly and for above market expectations. But knowing which changes to make is where many of us feel at a loss.

To save you time and money, we’ve put together a checklist of the house renovations that you should prioritize. These are the most consistent and easiest to implement tasks that can significantly drive up the allure of most properties.

Your real estate agent will be responsible for marketing your home, but you can also take a few steps to make your home one of the most desirable in the San Antonio real estate market. That means once you’ve chosen an agent you can trust, it’s time to put your money and energy toward capturing the attention of families looking to buy.

Here is a 10-point checklist that you can use to make your San Antonio home a quick sale:

Exterior redesign checklist:

You only have one chance at a first impression. Beef up that curbside appeal to catch the attention of every homebuyer. By doing so, you could add thousands of dollars on to your home's value. Here’s how you’ll do that:

1) Trim, plant, and water the plants

Show prospective homebuyers the vibrancy of your home by adding some natural, green elements to the outside of your house. Plant flowers. Trim bushes. Water everything to maintain that lush image of a perfect home garden.

2) How’s your driveway?

A dirt-crusted driveway does not reflect the warm welcome you want home-shoppers to experience as they pull up to your house. Rent a pressure cleaner or hire the experts An expert with a surface cleaner can transform the look of your driveway and sidewalk in a matter of one or two hours. It might sound insignificant, but a beautiful driveway and pathway can add a significant amount to the value of your home.

3) Clean and show off your windows

A good, vinegar-based window cleaner will suffice, but again, we recommend the experts. The right window cleaning team can make your windows look brand new.

When you trim your bushes, make sure you show off those windows. It looks better from the road and increases the lighting of the interior of your home (more on that later).

4) Freshen up the walls

Follow through with this tip before window cleaning. Your home may not need new exterior paint, but at the very least you should clear away cobwebs, wasp nests, or dirt from the walls of your house. Use a broom, a hose, or – if your home surface is stucco, not wood – use a low pressure on the pressure washer to clean the exterior of your house.

If your home could use a fresh coat of exterior paint, choose a neutral color and hire a professional. Having to paint around bushes and avoid splashing paint on windows and gutters are reason enough to save yourself the sun-immersed hours it will take to repaint the outside of your house.

Interior redesign checklist:

Now that you’ve impressed home shoppers with your home’s fresh exterior, drive the sale home with a spectacular interior. Here’s how to present families in the San Antonio real estate market with the house they want to buy.

5) Enhance the lighting

After improving curbside appeal, illuminate the interior of your home. Families love stepping into a house with strong lighting. Take down curtains, trim bushes that block the sun from coming through your windows, clean your windows, add lamps, and replace bad or low-emitting bulbs. Brighten your home so it can brighten your day when it sells

6) Bring out the paint

Exterior paint may be optional, but interior paint is a must. Painting is a relatively simple task that completely transforms the inside of your home. Pick a neutral color. Make sure to tape off frames, carpet, and ceilings – we’re never quite as good with a brush as we hope to be.

7) Eliminate the small problems that distract from the overall quality of your house

This means pulling out the spackle to plug any holes in the walls. It means using WD-40 on doors and windows that don’t budge – or that make obscene noises when they do. It means replacing trim, faucets, air vents, and fans.

8) Give the appearance of ample space

No one will complain about too much storage space, but families will avoid purchasing a home entirely if they think there isn’t enough room for all their appliances, toys, clothes, and other knick-knacks.

Make sure every closet is half-empty, organized, and shows at least a portion of the floor. If a prospective homebuyer finds a nearly-overflowing closet, it’ll communicate to them that their own stuff won’t fit in the home. Rent additional storage if you must, but get your stuff out of the house before shoppers come by.

Also, place mirrors around your home. This not only helps small rooms appear larger but also makes dark rooms appear brighter.

9) Give certain rooms special financial attention

If you are going to spend extra money to enhance the allure of certain aspects of your house, focus your money on the kitchen. Consider replacing the flooring, appliances, countertops, cabinets, and/or hardware. Potential buyers love the idea and look of a newly-refurbished kitchen.

While every room should be given attention, not every room is worth writing big checks to transform. Bathrooms, for example, historically have a lower return on investment than the kitchen, which tends to increase the selling cost of a home.

Clean and restore your bathrooms on your own with a small budget, but don’t put the large dollars into giving your bathrooms a full renovation. Prioritize that cash so that it comes back to you when your home sells.

10) Add a pleasant scent

A few scented candles can provide a pleasant fragrance to prospective home-buyers. For whatever reason, it seems that many people remember smells more distinctly than they remember experiences taken in through their other senses.

If you want to go the extra mile, make a batch of cookies or a pot of coffee before the real estate agent arrives with his or her clients. Leave a note that makes it clear that the treats are for them. Not only will this leave a generous impression of you as a homeowner, but it will also spread a delicious smell throughout the home that prospective shoppers won’t soon forget.

5 Reasons To Live In Boerne, Texas

Pronounced /ber·nie/ by locals, Boerne, Texas is a gem of a small-town in Kendall County.

Located smack dab in the middle of the Texas Hill Country, Boerne is far from a small, dusty Texas town. The town is not only filled with Central Texas country charm, it boasts a strong German heritage too.

Boerne has developed an eclectic downtown shopping experience along “the Hill Country Mile”, an area which has many restaurants and breweries. The Texas Hill countryside and surrounding area promise near-endless opportunities for natural beauty and outdoor adventure.

Find A Boerne Home Today

Here’s the highlights and a brief overview as to all the best aspects of visiting or living in this quaint community that is located in Texas Hill Country:

1. Texas Hill Country Hospitality

Downtown Boerne, TX has undergone a facelift in the past couple years. Now called the “Hill Country Mile” the area attracts window shoppers, antique collectors, and trinket-lovers from all over who flock to the community in search of many kinds of treasure. Visit trading companies, wine bars, consignment shops, and antique bazaars up and down the street. Downtown also has a host of annual events, such as the Chocolate Walk every other Saturday in February, where vendors along the Hill Country Mile pass out chocolates to all the shoppers. It’s also worth noting that the Boerne Market Days feature vendors selling plants, art, antiques, jewelry and other handicrafts every other weekend throughout the entire year in the Main Plaza.

2. Country Living in Proximity of San Antonio

Just 40 minutes up Hwy 10 from San Antonio, and only 25 minutes from Fiesta Texas, Boerne is a great place to visit or live if you love the beautiful Texas Hill Country but still want to be within close proximity to the 7th largest city in America: San Antonio, Texas. However, Boerne is a true small town and not just another San Antonio suburb. Boerne is the perfect place to be if you want to escape the hustle and bustle of the big city but still want to be close enough to venture into the city when you want to experience the restaurant scene or nightlife.

3. Parks, Caverns, & Accessible Nature

Cascade Caverns is an important geological, archaeological, and historical site in Texas and is definitely worth a visit. You can descend into the caves and explore the ancient pathways of the Cibolo River. Long after the river had cut through the rock, Native Americans took up residence in the caves and the evidence still exists to this day. Go on a tour with your family and see all that Cascade Caverns has to offer A visit to River Road Park is a nice way to spend an hour or two in the afternoon in Boerne. Walk around and see the geese that sun on the banks of the river, and bring your kids to feed the ducks. Take a picnic to Joshua Springs Park and Preserve and enjoy the waterways--especially kayaking, which is what the park is best known for. And don’t forget to simply take a drive in the Texas Hill Country during sunset It will not disappoint.

4. Breweries Befitting Boerne’s German Heritage

Dodging Duck Brewhaus was the first craft brewery to open in Boerne. Here, the eats rival the beer, and it’s hard to go wrong with your choices. The Dodging Duck has a rotating tap of pale ales, hefeweizens, doppelbocks, IPAs, dunkel weizens, porters, and wheat ales. Kinematic Brewing Co. is a bit further outside town but is well worth the drive to sample the great beers that are brewed on-site. Cibolo Creek Brewing is on Main Street, featuring farm to table food--including wings and juicy burgers--as well as beer brewed on-site and outside seating. Be sure to try an amber, blonde, or IPA.

5. Festivals & Events Downtown

Every Father’s Day weekend, Boerne Berges Fest takes place celebrating the town’s German roots. Come on out for events including a root beer drinking contest, dachshund races, parades, German folk music performances, egg toss, wheelbarrow races, and the Miss Berges Fest Pageant. Visit the site here. There are two different car shows hosted in Boerne in October: The Key to the Hills Rod Run and All British Car Day.

Likewise, in November and December, you can get into the holiday spirit with events for the whole family Check out Dickens on Main for a one-man Dickens’ Christmas Carol show, as well as crafts, music, and shopping. In December, Oma’s Christmas Crafts Fair will allow you to finish your holiday shopping and enjoy the Christmas lights strung up on Main Street.
